As of January 2025, the Maui real estate market is cooling off. There’s more inventory and fewer buyers, which is causing prices to adjust. Single-family homes now have a median price of $1,187,500, down 11.6%, and condo prices dropped 15.6% to $675,000. With inventory levels rising—up 61.6% for houses and more than doubling for condos—properties are staying on the market longer. This shift gives buyers more room to negotiate, so sellers need to rethink their pricing to stay ahead. New listings for houses are down a bit, but condos have seen an 8.6% increase. Pending sales have dropped over 30% for both, and there’s a big jump in the months’ supply of inventory.
