Many lots have ocean views, and depending on where you stand, Haleakala or the West Maui Mountains fill the other direction. Utilities run underground, so there are no power lines cutting across the view.
Pualani is younger than its neighbors downhill. The subdivision dates to the mid-1990s, the earliest homes were finished in the late 1990s, and building has not really stopped: a new custom home was completed in 2025, and vacant lots still come up for sale. Lots run about 10,000 to 15,800 square feet, and most homes fall between about 2,200 and 3,300 square feet, with a few larger. Two gated entrances serve the neighborhood, one off Kapili Street and one off Okolani Drive.
The Wailea Pualani Estates homeowners association is managed by Hawaiiana Management, and one 2026 listing showed dues of $500 a month. Pualani is also part of the Wailea Community Association, which bills its own semi-annual assessment and runs a 24-hour patrol across the resort. This is not a vacation rental neighborhood. The Wailea resort association and at least one broker report that short-term rentals are prohibited here, and Maui County treats any rental shorter than 180 days as transient.
