Maui Lani is a roughly 1,000-acre master-planned community sitting at the western edge of Kahului where it meets Wailuku, built out over more than two decades starting with The Greens in 1996 and continuing with newer phases still being added today. At full build-out the plan calls for up to 3,700 homes, though the neighborhood has grown in phases rather than all at once, so not every planned lot is developed yet. The community is organized around the Dunes at Maui Lani, an 18-hole links-style golf course built on natural sand dunes, with Scottish-style pot bunkers, a clubhouse, and the Cafe O'lei restaurant. Its location puts residents within a few minutes of Baldwin High School, UH Maui College, Queen Kaahumanu Shopping Center, the Maui Lani Village Center, and Kaiser Maui Lani Medical Center, making it one of the more practical, errand-friendly addresses in Central Maui.
What sets Maui Lani apart is that it isn't one neighborhood but nine, each built in its own phase with its own character. The Greens, the original 1996 phase, has 233 homes centered on Kealohilani Park with a modest HOA and no gate. The Grand Fairways and Grand Fairways North are custom-built homes strung along the fairways themselves. The Islands and Bluffs, built out from 2001 to 2005, is Maui Lani's largest gated enclave, with around 185 homes on elevated lots, many with hilltop golf-course or mountain views and strict architectural controls. The Legends, with 277 homes, and Na Hoku, with roughly 160 more, sit together near the Central Maui Regional Sports Complex with HOA dues under $100 a month and no gate. Sandhills Estates is a gated enclave of 108 quarter-acre-plus lots developed in 2004 and 2005. The Traditions and The Parkways round out the larger phases, built from 2009 through 2018 with more current indoor-outdoor layouts. The newest addition is The Heritage at Maui Lani, a small workforce-housing project of 25 homes near Pomaikai Elementary.
Recent closed sales have generally landed in the $1.3 million to $1.4 million range, with current listings typically running from about $950,000 to $1.8 million on homes between 1,000 and 3,200 square feet. That spread reflects the community's age range as much as anything, buyers can choose between an original 1990s Greens home, a custom Grand Fairways build, or one of the newer Parkways houses finished in 2018, all inside the same golf-course-anchored community.
