Kaanapali Coffee Farms

Kaanapali Coffee Farms sits 300 to 500 feet above Kaanapali Beach on former Pioneer Mill land that was planted with coffee in 1988 and later subdivided into 58 agricultural-residential parcels across 336 acres, with homes built out mostly from around 2015 onward. Each 4 to 7 acre parcel carries about an acre set aside as homesite and landscaping, while the rest stays in active coffee cultivation, farmed collectively under the HOA and sold under the MauiGrown Coffee label, a real, recognizable Maui coffee brand. It's an unusual setup for a residential subdivision: buy a home here and you're also a stakeholder in a working farm rather than just a lot with a view.

The community is gated and low-density, with elevation and coffee-tree rows keeping neighbors comfortably spaced, and ohana or cottage construction is permitted on the ag lots for buyers who want a guest house or rental unit. From up on the slope, views stretch out over the coffee rows to the ocean, with Lanai and Molokai visible on clear days, a different vantage than anything down at beach level in Kaanapali. Kaanapali Coffee Farms sits north of Lahaina town, outside the August 2023 wildfire's burn path, and the homes and coffee fields here were not damaged. MauiGrown Coffee's mill and retail store in downtown Lahaina did burn, which paused processing for a couple of harvest seasons, but that was a loss to the company's town facilities, not to the farm itself. For buyers drawn to the idea of a working agricultural property that still functions as a resort-area home, this is one of the few places on Maui where that combination exists at scale.
