Napili, Kahana, and Honokowai make up the quieter middle stretch of West Maui, between Kaanapali and Kapalua along Lower Honoapiilani Road. Most of the condo buildings here went up in the 1970s and 80s, low-rise and close to the water, many directly oceanfront or a short walk from it. Napili Bay, a small crescent beach, is the best-known spot in the area and gives the district much of its name recognition.

This is the largest and most varied condo market on the West Maui coast, with 57 individual complexes cataloged on this site, ranging from modest studio-only buildings to larger resorts with pools and on-site management. Prices generally run more accessible than Kaanapali or Kapalua, though true oceanfront units still command a premium. A number of buildings here are leasehold rather than fee simple, which affects financing and long-term value, so it's worth understanding the difference before you make an offer.

Buyers land here when they want real proximity to the water without Kaanapali's resort pricing or Kapalua's exclusivity. With this many buildings to choose from, there's a wider range of condition, size, and price point than anywhere else in West Maui, which makes it a good place to start if you're not yet sure exactly what you want.
