The complex was built in two phases: Buildings A and B (2006) are entirely commercial, while Buildings C and D (completed late 2007) split ground-floor commercial space from just seven residential condos on the second floor. In total the complex holds 25 commercial units and 7 residential units on a compact 4.16-acre parcel.

The seven residential penthouses run larger than most Wailea condos, two- and three-bedroom layouts with private garages, elevator access, and a shared rooftop pool and spa. The Declaration bars residential rentals shorter than 60 days, and the complex does not appear on the county's Minatoya or hotel-zoned short-term rental lists, consistent with its B-2 (business) zoning.
