Wailea Town Center

161 Wailea Ike Place, Wailea, HI 96753

Wailea Town Center is not a standalone condo community, it is a small mixed-use complex near the Wailea Ike golf-course corridor, and residential ownership here is a niche inside it. The complex was built in two phases: Buildings A and B (2006) are entirely commercial, while Buildings C and D (completed late 2007) split ground-floor commercial space from just seven residential condos on the second floor. In total the complex holds 25 commercial units and 7 residential units on a compact 4.16-acre parcel.

The seven residential penthouses run larger than most Wailea condos, two- and three-bedroom layouts with private garages, elevator access, and a shared rooftop pool and spa. The Declaration bars residential rentals shorter than 60 days, and the complex does not appear on the county's Minatoya or hotel-zoned short-term rental lists, consistent with its B-2 (business) zoning. Worth knowing before you buy: the ground floor includes medical and professional offices, a restaurant, and other public-facing businesses, so this is quieter than a resort tower but busier during the day than a typical residential building.

The short version

  • Only 7 residential condos, on the second floor of two of the complex's four buildings
  • The complex's ground floor holds 25 commercial units: medical and professional offices, a restaurant, and other businesses
  • Buildings A and B (commercial only) built in 2006; Buildings C and D, with the residences, completed in 2007
  • No short-term rentals under 60 days, per the Declaration; B-2 (business) zoning, not on the Minatoya list
  • Rooftop pool and spa, BBQ area, private garages, and elevator access for residential owners

Short-term rental status

Business (B-2)

Wailea Town Center is zoned B-2 (business), not apartment or hotel, and does not appear on either of Maui County's officially published short-term rental lists. The complex's own Declaration bars residential rentals shorter than 60 days, so nightly or weekly vacation rental is not permitted here. Long-term tenancies are still a normal part of the mix. Questions buyers ask

Where is Wailea Town Center located?

Wailea Town Center sits at 161 Wailea Ike Place, near the Wailea Ike golf-course corridor and the Wailea Tennis Center, in the northern part of the resort.

Is Wailea Town Center a residential community?

Not primarily. It is a mixed-use complex with 25 commercial units on the ground floor, including medical and professional offices and a restaurant, and only 7 residential condos on the second floor of two of its four buildings. Buildings A and B (commercial only) were built in 2006; Buildings C and D, which include the residences, were completed in 2007.

Is Wailea Town Center set up for short-term rental?

No. The complex's Declaration bars residential rentals shorter than 60 days, and it does not appear on the county's Minatoya or hotel-zoned short-term rental lists. Long-term tenancies are still possible. If a quiet, low-turnover residence matters to you, this is worth a look, but understand you would be one of only seven residential owners inside a mostly commercial complex.
