Wailea Point

4000 Wailea Alanui Dr, Wailea, HI 96753

Wailea Point is the largest and most residential of Wailea's beachfront communities, and also one of the most exclusive. Two hundred seventy-nine homes spread across sixty-six buildings and more than 26 acres of gated, beachfront grounds, with floor plans ranging from a single bedroom up to sprawling six-bedroom estates topping 4,800 square feet.

Unlike the near-total-investor complexes elsewhere in Wailea, 80% of units here are owner-occupied, giving Wailea Point a full-time neighborhood feel behind its gates. It is also hotel-zoned rather than apartment-zoned, so unlike Ekahi or Ekolu, it is not targeted by Maui's Bill 9 apartment-district phase-out.

Short-term rental status

Hotel-zoned (H1/H2)

Wailea Point is not apartment-zoned and does not appear on the county's Minatoya list. County records show it zoned H1 and H2 (Hotel), so short-term rental here is allowed directly under the zoning rather than through the apartment-district exception that Bill 9 is phasing out. That means Wailea Point is not targeted by the January 2031 apartment-district deadline the way complexes like Wailea Ekahi are. With 80% owner-occupancy already, rental income is a smaller factor here for most owners, but it is still worth a quick zoning confirmation with Diane before you buy.

Rules are actively changing as of 2026. Contact Diane for the current status of a specific unit.

Where is Wailea Point located?

Wailea Point sits at 4000 Wailea Alanui Drive, a gated, beachfront community at the southern edge of central Wailea.

How big is Wailea Point and when was it built?

Wailea Point was built in 1986 and 1987 and holds 279 homes across 66 buildings on more than 26 gated acres.

Is Wailea Point more of a full-time neighborhood or a rental community?

Very much a neighborhood. About 80% of units are owner-occupied, the highest rate of any complex in this guide, giving it a full-time residential feel behind its gates.

Can you short-term rent a condo at Wailea Point?

Yes, and its rental future looks more stable than many of its Wailea neighbors. Confirm current rules with Diane if rental income matters to your purchase.
