Short-term rental status
Ekahi is apartment-zoned and confirmed on Maui County's official Minatoya list, the apartment-district properties allowed short-term occupancy under a decades-old grandfathered exception. Maui County is in the middle of changing how that works. As the rules stand now, apartment-zoned Minatoya rentals in South Maui are set to phase out at the start of 2031, with West Maui roughly two years ahead of that. A separate measure has since opened a possible path for many of these buildings to apply for new hotel zoning and keep operating, and several court cases are still unresolved. The short version: units at Ekahi rent short-term today, the long-term rules are actively in motion, and the answer for any single unit depends on where the county process lands.
