Harbor Lights

111 Kahului Beach Rd, Kahului, HI 96732

Harbor Lights is Kahului's largest condo community, 352 homes in a single four-story building at 111 Kahului Beach Road, just across the road from Kahului Harbor and a few minutes from the airport. Built in 1974, most homes are two-bedroom, one-and-a-half-bath layouts around 785 square feet, with a smaller run of one-bedroom units near 610 square feet, all served by a pool, elevator, on-site laundry, and a BBQ and recreation area.

Harbor Lights is actually zoned H-2 (hotel), but the association's own rules require a minimum 30-day stay, so short-term vacation rental isn't available in practice despite the zoning. That also means the county's Minatoya-list and Bill 9 phase-out rules, aimed at apartment-zoned buildings, don't apply here to begin with. Long-term renting is a normal and common part of life in a building this size, and with association-paid cable and a pool included in the dues, it's built for people who live on Maui full time, not for a rotating cast of vacation guests.

Short-term rental status

H-2 (hotel)

Harbor Lights carries H-2 (hotel) zoning, but the building's own association rules require a minimum 30-day stay, so short-term vacation rental isn't available in practice. Because it's hotel-zoned rather than apartment-zoned, it also falls outside the Minatoya-list and Bill 9 phase-out rules written for A-1/A-2 buildings in South and West Maui. Long-term renting is permitted and common in a building this size.

Maui’s short-term rental rules are changing month to month, and several rezoning resolutions are live right now. See the current status of Bill 9, Bill 88 and the Minatoya list for the latest, including whether this building is named in any rezoning resolution.
