An Update From Maui — June 2026

Aloha Friends and Neighbors — it's been a minute since my last update, and neither Maui nor I have been sitting still. Between camping at Waiʻanapanapa, chipping away at my "Salty Summer" goal of daily ocean dips (11 days in!), and a few exciting professional changes, there's plenty to share.

I've also joined the Realm network and launched a YouTube channel — the start of a weekly series where I'll walk through the Maui market, specific neighborhoods, and the questions buyers and sellers ask me most. More on that soon.

Maui Market Snapshot — May

  • $597,000 — May's median condo price, the lowest we've seen in years.
  • +31.6% — the jump in pending condo sales over the same month last year.
  • 95% — the share of list price that well-priced, well-presented properties are still capturing at closing.

The headline: buyers are active and deals are happening, but pricing discipline matters more than it has in a while. Homes that are priced to the current market are moving; those chasing last year's numbers are sitting.

Bills 9 & 88 — What They Mean for Condo Owners

The conversation around phasing out short-term rentals in apartment-zoned properties continues, and it directly affects roughly 4,500 condo units on Maui. Bill 9 set the phase-out in motion; the newer zoning proposals in Bill 88 are an attempt to soften the landing for owners caught in the middle.

If you own — or are considering buying — a condo that you'd intended to rent short-term, this is the single most important thing to understand before you transact. I'm tracking it closely and am happy to talk through how it applies to a specific building or unit.
