An Update From Maui: December 2025

And that's a wrap on 2025. Not gonna lie, it wasn't my absolute favorite year, but there were lots of bright spots, and I'm heading into the new year grateful for this community and the chance to do work I love on this island.
A Quick Bit of Housekeeping
- Full-time residents: make sure your property-tax home exemption is on file. It's an easy thing to overlook and it can save you meaningfully each year. If you're not sure whether you've filed, reach out and I'll point you in the right direction.
- Bill 9 passed, formalizing the phase-out of short-term rentals in apartment-zoned properties. If you own a condo you rent short-term, let's talk about what this means for your timeline and your options.
Maui Market Snapshot: Year-End
- Single-family homes: median price $1,150,000, down about 11.5% year over year.
- Condos: median price $595,000, down about 19%.
- Inventory and days-on-market are up across both categories, giving buyers more room to negotiate than they've had in a couple of years.
The short version: it's a more balanced market heading into 2026. Sellers who price realistically and present well are still doing fine; buyers finally have a little breathing room.
