An Update From Maui — December 2025

And that's a wrap on 2025. Not gonna lie — it wasn't my absolute favorite year, but there were lots of bright spots, and I'm heading into the new year grateful for this community and the chance to do work I love on this island.
A Quick Bit of Housekeeping
- Full-time residents: make sure your property-tax home exemption is on file. It's an easy thing to overlook and it can save you meaningfully each year — if you're not sure whether you've filed, reach out and I'll point you in the right direction.
- Bill 9 passed, formalizing the phase-out of short-term rentals in apartment-zoned properties. If you own a condo you rent short-term, let's talk about what this means for your timeline and your options.
Maui Market Snapshot — Year-End
- Single-family homes: median price $1,150,000, down about 11.5% year over year.
- Condos: median price $595,000, down about 19%.
- Inventory and days-on-market are up across both categories, giving buyers more room to negotiate than they've had in a couple of years.
The short version: it's a more balanced market heading into 2026. Sellers who price realistically and present well are still doing fine; buyers finally have a little breathing room.
