An Update From Maui — November 2025

How on earth is it November already? Last month I took a lovely trip to Ireland and Portugal, and came home with a full heart and a renewed appreciation for our little corner of the Pacific.

What's Happening on Maui

A few things worth getting on the calendar this month — whale-watching season is starting to pick up, the holiday craft fairs are rolling out, and there's even ballet on the schedule. The full event list is in the original newsletter below.

Maui Market Snapshot

• Single-family homes: median price $1,245,000, down about 3.1% year over year.
• Condos: median price $625,750, down about 32% — a steep correction driven largely by the short-term-rental uncertainty.
• Condo inventory: 839 units available, roughly a 14.4-month supply — firmly a buyer's market.
• Single-family inventory: 439 units available.

If you've been waiting on the sidelines, the condo segment in particular is offering the most negotiating leverage buyers have seen in years. As always, the right move depends on the specific building, the rental rules, and your timeline — happy to walk through any of it.
