Maui Hotel Zoned Condominiums

Bill 9, which is aimed at phasing out short-term rentals in apartment-zoned districts, passed the Maui County Council's final reading and was signed into law by Mayor Richard Bissen on December 15, 2025. This will impact a significant portion of Maui's short-term rental inventory, and there are a few important points to note:

  1. The Bill will take effect January 1, 2029 for West Maui, and January 1, 2031 for the rest of Maui County.
  2. Hotel-zoned and resort-zoned properties are excluded from this framework.
  3. Short-term rentals are defined as properties rented for less than 180 days.
